As of October 2025, the December offering document reports approximately:
- $34.59 million to $35 million for land development.
- $18 million for vertical construction.
- $3.5 million for general conditions.
- $33 million for architecture and engineering, consulting, marketing, and financing together.
The last line is one category. The offering document does not state the marketing component. No portion of it is assigned to a vendor.
Adding the midpoints is not labeled as total project spending. The source is not treated as proof that the categories are exhaustive or non-overlapping.
Separate from spending-to-date, February 2024 engineer materials estimate capital improvements at $121,548,650 including contingency, describe a pre-contingency total around $110.5 million, and include another exhibit at $119,776,493. Those are estimates from different tables. The Series 2025 Assessment Area One estimate is stated at $28,560,055. The line items in that table do not add up to the stated total, so both figures are shown.
Land acquisition in the December 2025 offering document is about $13.9 million, of which about $3.5 million was attributed to Assessment Area One. An earlier $8.9 million figure is superseded. The recorded deed’s stated consideration has not been separately confirmed.
